The biggest property problems are often the ones you can't see.
That beautiful home might look perfect during an open inspection. But what could be hiding beneath the surface?

Hidden termite damage
Termites eat structural timber from the inside. A bearer or door frame can look sound until it is probed — and repair is rarely covered by insurance.
Concealed moisture problems
A failed shower membrane or blocked downpipe can run for years behind a wall before anything visible appears in the room you use every day.
Structural defects
Movement in footings, cracked masonry and sagging rooflines can be cosmetic or significant. Without assessment, you cannot tell which.
Undetected timber pest activity
Activity in a subfloor or roof void, in fencing or in landscaping can continue unnoticed between open homes and settlement.
Roofing and drainage defects
Failed flashings and stormwater discharging against the footings are cheap to fix when found and expensive when left for a decade.
Unexpected repair expenses
The purchase price is the number you negotiate. The repair bill is the number you discover after settlement.
Buy with greater confidence. Avoid unwelcome surprises.
An inspection does not remove risk — no visual assessment can. It replaces assumption with a documented record of condition, so the decisions you make are informed ones.
- 01Make more informed property decisions, with condition documented rather than assumed.
- 02Understand potential repair requirements before you are committed.
- 03Identify issues that need specialist investigation — engineer, plumber, electrician or licensed timber pest specialist.
- 04Prioritise maintenance so the first years of ownership are planned, not reactive.
- 05Understand timber pest risk and the conditions that support it.
- 06Improve your position during negotiations with documented findings.
- 07Reduce uncertainty before you commit to a significant financial decision.

I found Gary online and required a B&P within a short time frame. Not only did he provide a detailed report and was able to clarify concerns I had, but gave me strong advice which would've saved me a massive headache down the track…

It is a visual, non-invasive assessment of a property's accessible building elements and timber pest risk, carried out before you commit to buying. You receive a written report describing significant defects, safety items, conditions conducive to timber pests and recommended next steps.
Combined pre-purchase inspections start at $550 for a unit or townhouse, $650 for a single-storey house and $750 for double-storey, split-level or large properties. Stand-alone timber pest inspections start at $275 and building inspections at $330. The confirmed price is provided in writing and depends on property type, size, age, access and scope.
In the Hunter region, strongly recommended. Termite damage is generally excluded from home insurance, is often invisible from a walk-through, and can affect structural timbers. Most buyers book the combined inspection because the two assessments inform each other.
Visible significant defects such as movement cracking, roof and flashing defects, drainage problems, moisture staining, deteriorating wet area finishes, damaged or unsafe structures, failed seals and unauthorised alterations. It cannot identify defects concealed behind linings or beneath floor coverings.
The evidence is documented with its location and apparent extent, along with any conditions conducive to activity. The report recommends the next step, which is usually a licensed timber pest specialist to assess treatment and management options. Treatment is arranged through Accurate Pest Control, the pest management arm of the same business, as part of the same solution.
