Why a starting price is a starting price.
Property size
Larger floor areas, multiple levels and additional outbuildings take longer to inspect and document.
Dwelling type
Units and townhouses are usually the most economical. Multi-level and rural properties carry more scope.
Age and construction
Older masonry, suspended timber floors and heritage detailing require closer assessment than recent slab-on-ground construction.
Access
A roof void or subfloor that cannot be accessed safely limits what can be inspected and can change the scope agreed.
Location and travel
Distance from the Newcastle base and travel time to regional and rural properties.
Inspection scope
Combining building and timber pest inspections into one visit is more economical than booking them separately.
How the subsequent-inspection discount works.
- Applies to subsequent pre-purchase pest and building reports only.
- Available where you do not proceed with the purchase based on the findings of the initial report.
- The subsequent report must be booked and completed within three months of the first pre-purchase pest and building inspection.
- The discount does not apply to stand-alone termite, building or pest-proofing services.
- Offer may be withdrawn or varied at any time before a booking is confirmed in writing.
The discount applies only to eligible combined pre-purchase pest and building inspections. It is not applied automatically to other services, and eligibility is confirmed at the time of booking.
