Choosing a scope

Which inspection do you actually need?

The answer depends on what you are trying to find out, and what stage of the purchase you are at.

Buying a property

Book the combined pest and building inspection. It covers structural condition and timber pest risk in one visit and one report.

Already own a timber-framed or older home

A timber pest inspection on its own is the right starting point, particularly if the property has never been inspected or sits near retained vegetation.

Recurring rodent or insect entry

Start with a pest-proofing inspection. It identifies how pests are getting in, rather than treating after they have.

What every report includes

Consistent standards, whichever inspection you book.

  • Scope, date and property details
  • Areas inspected and areas not accessed
  • Findings described in plain language
  • Photographs where they explain a finding
  • Recommendations in priority order
  • Specialist referrals where required
  • Limitations of the inspection
  • A direct conversation after you have read it

Inspections are visual and non-invasive, within an agreed scope. A visual inspection cannot guarantee the absence of concealed defects or timber pests. Where a property or access limits the scope, we tell you in writing rather than proceeding silently.
