Inspections

8 questions

It is a visual, non-invasive assessment of a property's accessible building elements and timber pest risk, carried out before you commit to buying. You receive a written report describing significant defects, safety items, conditions conducive to timber pests and recommended next steps.

In the Hunter region, strongly recommended. Termite damage is generally excluded from home insurance, is often invisible from a walk-through, and can affect structural timbers. Most buyers book the combined inspection because the two assessments inform each other.

Visible significant defects such as movement cracking, roof and flashing defects, drainage problems, moisture staining, deteriorating wet area finishes, damaged or unsafe structures, failed seals and unauthorised alterations. It cannot identify defects concealed behind linings or beneath floor coverings.

It depends on the property's size, age, construction and access. A unit is quicker than a large double-storey home on a sloping block. We confirm an expected duration when you book, and we do not shorten an inspection to fit a schedule.

Yes. New homes still produce findings — slab movement, drainage, wet area waterproofing, incomplete works and landscaping against the slab. An inspection at practical completion or handover also establishes a documented baseline.

A visual assessment of accessible building elements and timber pest risk in a single visit, delivered as one coordinated report with photographs, prioritised recommendations, a statement of areas not accessed, and referral to specialists where needed.

No. It is visual and non-invasive. We do not cut openings, remove linings or disturb the building. That is why the report states clearly which areas could not be accessed and what that means.

Yes, wherever they are safely accessible. Where access is blocked, unsafe, sealed or obstructed by stored goods, the report states that the area was not accessed rather than implying it was.

Pricing

Combined pre-purchase inspections start at $550 for a unit or townhouse, $650 for a single-storey house and $750 for double-storey, split-level or large properties. Stand-alone timber pest inspections start at $275 and building inspections at $330. The confirmed price is provided in writing and depends on property type, size, age, access and scope.

Yes. We provide a confirmed price in writing based on the property type, size, access and scope. Where a property needs a custom scope — commercial, multi-structure rural, or unusual access — we quote before booking.

25% off your next pre-purchase pest and building report applies where the findings of your first combined pre-purchase report mean you decide not to proceed with that purchase, and the subsequent report is booked and completed within three months of the first inspection. The discount applies to subsequent pre-purchase pest and building reports only — not to stand-alone termite, building or pest-proofing services — and is confirmed at the time of booking.

Pest

The evidence is documented with its location and apparent extent, along with any conditions conducive to activity. The report recommends the next step, which is usually a licensed timber pest specialist to assess treatment and management options. Treatment is arranged through Accurate Pest Control, the pest management arm of the same business, as part of the same solution.

In most buyer conversations, yes — both describe a visual timber pest inspection covering termites, borers and fungal decay. A general pest treatment is a different service, delivered by Accurate Pest Control as the pest management side of the same business.

Inspection and pest-proofing services are provided through Accurate Building Inspections. General pest treatments, termite treatments, barriers, baiting systems and ongoing pest programs are delivered by Accurate Pest Control, the pest management arm of the same business — so both can be arranged together as one solution.

Pest-proofing identifies and closes the routes pests use to enter a building — gaps around penetrations, unscreened vents and weep holes, door and window gaps, eave openings and subfloor access. It complements treatment rather than replacing it.

Booking

Same-day service is available where capacity allows. Because cooling-off and due-diligence periods are short, tell us your deadline when you enquire so we can confirm what is achievable.

You are welcome to attend where the vendor and agent permit it. Attending is useful, but it is not required — the written report is the deliverable, and you can call to discuss it afterwards.

Payment arrangements are confirmed at booking. Ask us when you enquire and we will confirm the accepted methods before the inspection.

Trust

2 questions

Public liability insurance is confirmed. Professional indemnity insurance details should be confirmed with us directly for the service you are booking, before the inspection.

No. A visual, non-invasive inspection cannot guarantee the absence of concealed defects or timber pests. It provides a documented opinion of visible condition on the day, within an agreed scope, with limitations stated clearly.
