Inspections for every kind of buyer.

A first home buyer, a portfolio investor and a property manager need different things from an inspection. The scope, the questions and the value of the report all change with who you are.

01

First Home Buyers

Your first purchase deserves the clearest possible picture of what you are taking on.

First purchases carry a particular kind of risk: you have less context for what is normal in an older home, and the emotional pull of a property makes it harder to see its problems.

A combined building and pest inspection gives you a documented, plain-language account of condition — significant defects, safety items, maintenance obligations and anything that needs a specialist. It also gives you a list of questions to ask, which is often the most useful part.

  • What is a defect versus ordinary maintenance
  • Which items need a licensed trade
  • What the property will cost to maintain
  • What to raise with your solicitor before the deadline

02

Home Buyers

The home that presents best is not always the home in the best condition.

Presentation is a skill. Fresh paint, new floor coverings and careful styling can transform how a property feels while leaving the underlying condition exactly as it was.

An inspection looks past the presentation: roof void, subfloor, roof exterior, wet areas, drainage and timber pest risk. Where findings warrant it, we tell you which specialist should look next, so you are not guessing.

  • Condition beyond the presentation
  • Documented findings for negotiation
  • Timber pest risk alongside building defects
  • A clear list of specialist referrals

03

Property Investors

Yield is arithmetic. Maintenance liability is what erodes it.

An investment property is a long-term maintenance obligation as much as an income stream. Deferred maintenance, aged waterproofing and timber pest exposure all become your cost once the tenant is in.

An inspection gives you a documented position on condition before you commit, which is also useful evidence for your accountant and your depreciation schedule — and a baseline for planning capital works.

  • Maintenance liability before purchase
  • Timber pest exposure and management history
  • Capital works planning
  • A documented condition baseline

04

Property Sellers

Knowing first is a negotiating advantage, not a liability.

Sellers who inspect before listing know what a buyer's inspector will find, and can choose to repair, disclose or price accordingly. That is a stronger position than discovering the issue during a buyer's cooling-off period.

A pre-sale inspection also gives you documentation to support your disclosure obligations and to answer buyer questions with evidence rather than reassurance.

  • Know what a buyer's inspection will find
  • Support disclosure with documentation
  • Decide between repair and price adjustment
  • Reduce the risk of a late renegotiation

05

Real Estate Agents

Fewer surprises between exchange and settlement.

A buyer's inspection that finds an undocumented issue late in the process costs everyone time. Agents who recommend a pre-listing inspection give buyers a documented starting point and reduce the chance of a cooling-off exit.

We report condition, plainly and without drama, and we are available to discuss findings with the buyer directly so the conversation stays with the facts.

  • Documented condition before listing
  • Fewer late-stage renegotiations
  • Plain-language reports buyers can act on
  • Direct access to the inspector for buyer questions

06

Property Managers

Documented condition protects the owner, the tenant and you.

Recurring pest complaints, maintenance disputes and end-of-lease condition arguments are all easier to resolve with an inspection report behind them.

We provide periodic timber pest inspections, condition assessments and pest-proofing assessments for managed properties, with reports written to be filed against the tenancy rather than interpreted.

  • Periodic timber pest inspections
  • Condition documentation for the file
  • Pest-proofing assessments for recurring complaints
  • Reports suitable for owner and tenant communication

07

Commercial Property Owners

Larger buildings need a scope agreed in writing before anyone attends.

Commercial and mixed-use property inspection is not a scaled-up house inspection. Access, plant, tenancy arrangements and the areas that can be safely entered all change the scope.

We confirm the scope in writing, quote on the basis of floor area, access and purpose, and report within that boundary. Commercial pest management programs are delivered by Accurate Pest Control, the pest management arm of the same business.

  • Scope confirmed in writing before attendance
  • Access and tenancy considerations
  • Quotation based on area and purpose
  • Referral to commercial pest management
