Pest-Proofing Inspections

Pest-proofing is the preventative half of pest management. Instead of treating pests after they are inside, it looks at how they are getting in — and closes those routes where it is practical and safe to do so.

Overview

What this inspection actually is.

A pest-proofing inspection is a systematic walk of the building envelope looking for gaps, unsealed penetrations, unscreened openings, damaged seals and sheltered routes that rodents, insects and other pests use to enter.

It is important to be precise about what this is: we identify possible access points and recommend exclusion measures. We do not confirm an active infestation from a proofing inspection, and sealing a gap does not treat a population already inside.

  • Written report with findings
  • Photographed where useful
  • Price confirmed in writing
  • Locally based inspector
What we look at

Photographed where it matters.

Roof voids, subfloors, wet areas and access points. These are ordinary findings from our own inspections — documented rather than described.

Inspector entering a subfloor through an access hatch
Inspector checking a wall and floor junction inside a house
Inspector checking an external access point on a brick home
Inspector checking a doorway and adjacent wall for movement
The problems we solve

What you notice is the smallest part of the problem.

Property defects behave like an iceberg. The part above the surface is a stain, a crack or a musty smell. The part below is where the cost actually lives — and it is only found by looking systematically.

Above the waterline

What buyers ask us about
  • Rodents follow structure
  • Weep holes are open doors
  • Doors that do not seal
  • Penetrations left open
The waterline

Below the waterline — what an inspection looks for

01

Rodents follow structure

Rats and mice travel along fence lines, up downpipes, through roof voids and into wall cavities. A gap the width of a thumb is enough. Once inside, they gnaw cabling and insulation and contaminate stored goods.

02

Weep holes are open doors

Brick veneer needs weep holes for drainage. They also give insects and small rodents direct access into the cavity. Screening them correctly maintains drainage while closing the route.

03

Doors that do not seal

A 10 mm gap under a door, a worn brush seal or a poorly fitted frame is one of the most common and cheapest exclusion issues to fix — and one of the most commonly overlooked.

04

Penetrations left open

Air-conditioning pipes, plumbing, cabling, gas lines and solar conduits often pass through walls with the hole left unsealed. That is an invitation.

Understanding the property

What we look at, and why each area matters.

Every area below is assessed where it can be safely and lawfully accessed. Anything that cannot be reached is listed in the report, with the reason, rather than glossed over.

01

Service penetrations

Gaps around plumbing, air-conditioning, cabling, gas and solar conduits passing through external walls.

02

Doors & windows

Door undercuts, brush seals, frame gaps, flyscreen condition, window reveals and sliding door tracks.

03

Roofline & eaves

Eave gaps, fascia junctions, barge boards, roof-to-wall junctions and any opening that gives roof void access.

04

Ventilation openings

Subfloor vents, gable vents, whirlybirds, extractor outlets and weep holes — assessing how they could be protected without affecting performance.

05

External walls & gaps

Articulation joints, cladding junctions, expansion gaps, meter boxes, hose taps and downpipe connections.

06

Subfloor & garage

Access points under the dwelling, garage door perimeter gaps, roller door clearances and subfloor ventilation.

Our process

Six steps, no surprises.

From the first enquiry to a written report — what happens at each step, and what you receive at the end of it.

01

Tell us about your property

Share the address, property type, size and anything you already know — contract dates, access notes, or concerns from an open home.

02

Choose your inspection

Building, timber pest, or both combined. We will tell you if a different scope would serve you better before you book.

03

Confirm scope and access

We confirm what will and will not be inspected, how the property will be accessed, and the confirmed price in writing.

04

On-site assessment

A visual, non-invasive inspection of the safely accessible areas within that scope, documented as we go.

05

Receive written findings

A written report setting out what was observed, where it was observed, and what it may mean for you.

06

Understand next steps

Recommendations are ranked by significance, with any item that needs a licensed trade or specialist called out clearly.

Why choose us

Condition information you can act on.

Independent, locally based and documented in writing — so the findings hold up when you take them to your solicitor, your agent or your builder.

  • Reduce the routes pests use to get inside
  • Lower reliance on repeated chemical treatment
  • Protect cabling, insulation and stored goods from rodents
  • Understand which gaps are a genuine problem and which are cosmetic
  • A prioritised, quoted plan rather than an open-ended recommendation

Who should book

  • Owners who have had repeated rodent or cockroach activity
  • Owners preparing a property for sale or rental
  • Landlords responding to tenant pest complaints
  • New occupants of an older home with unknown history
  • Buyers who want to budget for exclusion work after settlement

If you delay

The cost of finding out later.

  • Seasonal re-entry after every treatment if entry points are not addressed.
  • Rodent activity around electrical cabling creates a genuine fire risk.
  • Cockroaches and spiders re-colonise from roof voids and wall cavities.
  • Drainage or ventilation compromised if openings are sealed incorrectly.
  • Ongoing treatment costs where exclusion would have solved the cause.

These are general risks of proceeding without an inspection, not predictions about any particular property.

I found Gary online and required a B&P within a short time frame. Not only did he provide a detailed report and was able to clarify concerns I had, but gave me strong advice which would've saved me a massive headache down the track…

My partner and I had Gary do a pre-purchase pest and building inspection, and he was fantastic. He took the time to explain everything clearly.

FAQs

Pest-Proofing Inspections — common questions

Still unsure whether this is the right inspection for your situation?

0412 686 581

No. A pest inspection looks for evidence of timber pests and damage. A pest-proofing inspection looks at how pests could get into the building. They answer different questions and are often best booked together.

No. Some openings are required for ventilation, drainage or movement, and sealing them would cause a bigger problem. We identify what can be sealed safely and explain what cannot.

It depends on the size and complexity of the building envelope. We confirm an expected duration when booking.

Yes. The inspection includes a written quote for any recommended works. Where you proceed, 50% of the on-site inspection fee is credited off the quoted works.

Exclusion substantially reduces entry routes and is the most durable part of rodent management. It works best alongside treatment where a population is already established.
