Pest-Proofing Works
Pest-proofing works are the physical measures that close the routes identified during an assessment: sealing penetrations, screening openings, fitting door seals and correcting gaps that should not be there.

What this inspection actually is.
Every property is different, so these works are always quoted rather than sold as a package. What can be done depends on the construction, the access, and whether the measure would interfere with ventilation, drainage or building movement.
We will always tell you when a gap should not be sealed, and when an item is a builder's job rather than a pest technician's.
- Written report with findings
- Photographed where useful
- Price confirmed in writing
- Locally based inspector
Photographed where it matters.
Roof voids, subfloors, wet areas and access points. These are ordinary findings from our own inspections — documented rather than described.

What you notice is the smallest part of the problem.
Property defects behave like an iceberg. The part above the surface is a stain, a crack or a musty smell. The part below is where the cost actually lives — and it is only found by looking systematically.

Below the waterline — what an inspection looks for
Sealing the wrong things
Blocking subfloor ventilation or weep holes to keep pests out can cause damp, timber decay and masonry problems that cost far more than the pests. Correct materials and placement matter.
Materials that fail
Expanding foam alone, silicone over a moving joint or untreated mesh will not last. Stainless mesh, appropriate sealants and mechanically fixed components do.
Exclusion without treatment
Sealing a building with rodents already inside traps the problem. Treatment first, then exclusion, is the correct order.
Unclear scope and price
Open-ended proofing recommendations are hard to budget for. Works should be itemised, quoted and prioritised.
What we look at, and why each area matters.
Every area below is assessed where it can be safely and lawfully accessed. Anything that cannot be reached is listed in the report, with the reason, rather than glossed over.
Entry-point sealing
Sealing accessible gaps around penetrations and junctions with appropriate, durable materials.
Pest-resistant mesh
Stainless steel mesh installed over weep holes, subfloor vents and other openings in a way that preserves airflow and drainage.
Door & window seals
Brush seals, door sweeps, frame gap sealing and flyscreen repair where these are the primary entry route.
Gap exclusion
Closing accessible joints, cladding gaps and openings without interfering with articulation or movement.
Vent protection
Screening ventilation openings so airflow is maintained while access is restricted.
Rodent-proofing
Targeted exclusion at roof void access, garage perimeters, subfloor openings and service entries.
Where this fits in the wider picture.
Inspections work best when the scope matches the property. These are the assessments we carry out across the Hunter and Central Coast.

Condition information you can act on.
Independent, locally based and documented in writing — so the findings hold up when you take them to your solicitor, your agent or your builder.
- Fewer entry routes and less repeat activity
- Durable materials rather than temporary fixes
- Documented scope and price before work starts
- Reduced reliance on chemical treatment over time
- Clear separation of pest work from building work
Who should book
- Owners who have completed a pest-proofing assessment
- Landlords addressing recurring pest complaints
- Owners preparing a property for sale or lease
- New owners who want to start with a protected property
- Commercial property managers protecting tenancies
If you delay
The cost of finding out later.
- Poorly executed sealing can compromise ventilation and drainage.
- Non-durable materials fail within a season and waste the spend.
- Sealing before treatment can worsen an existing infestation.
- Work on roofing, gutters or structural elements requires a licensed trade.
- Unaddressed routes mean ongoing treatment costs.
These are general risks of proceeding without an inspection, not predictions about any particular property.

Each time I was impressed with his thorough and comprehensive inspection of the property. He has a wealth of experience and knowledge and happy to go the extra mile to explain property issues.

I found Gary online and required a B&P within a short time frame. Not only did he provide a detailed report and was able to clarify concerns I had, but gave me strong advice which would've saved me a massive headache down the track…

My partner and I had Gary do a pre-purchase pest and building inspection, and he was fantastic. He took the time to explain everything clearly.

Pest-Proofing Works — common questions
Still unsure whether this is the right inspection for your situation?
0412 686 581Photos help us understand the property, but an assessment is needed before a firm quotation for works, because suitability depends on access and construction.
No. Termite management is a separate discipline involving barriers, baiting and regular inspection. Pest-proofing targets general pest and rodent entry routes.
Only with a method that preserves drainage, such as purpose-made stainless mesh inserts. We never block weep holes in a way that traps moisture.
It depends entirely on the scope quoted. The quotation states the expected attendance so you can plan.
Warranty terms are stated on the quotation for the specific works. Confirm the terms for your property before approving.
Before you commit to the property, know what you're buying.
Findings, locations and prioritised recommendations in a written report — with the scope and confirmed price agreed in writing before the inspection.
