Termite Inspections in Newcastle & the Hunter

Termites are the one property defect that can be both structurally serious and completely invisible from the doorway. A termite inspection is the process of looking for them systematically — in the subfloor, the roof void, the base of the walls and the ground around the building.

Overview

What this inspection actually is.

Our inspections are visual and non-invasive. They are designed to record evidence, identify the conditions that allow termites to thrive, and recommend what should happen next. They are not a treatment service and they are not a guarantee.

If you are buying, a termite inspection is almost always best combined with a building inspection in a single visit. That way the timber pest findings are read alongside the structural ones, rather than arriving as a separate report with no context.

  • Written report with findings
  • Photographed where useful
  • Price confirmed in writing
  • Locally based inspector
What we look at

Photographed where it matters.

Roof voids, subfloors, wet areas and access points. These are ordinary findings from our own inspections — documented rather than described.

Inspector entering a subfloor through an access hatch
Inspector checking a wall and floor junction inside a house
Inspector checking an external access point on a brick home
Inspector checking a doorway and adjacent wall for movement
The problems we solve

What you notice is the smallest part of the problem.

Property defects behave like an iceberg. The part above the surface is a stain, a crack or a musty smell. The part below is where the cost actually lives — and it is only found by looking systematically.

Above the waterline

What buyers ask us about
  • The evidence is usually in the least visited places
  • Mud tubes and damage are easy to miss
  • Landscaping hides the trail
  • Old treatments, no records
The waterline

Below the waterline — what an inspection looks for

01

The evidence is usually in the least visited places

Subfloors, roof voids, the back of a garage, the base of a retaining wall. Buyers rarely see these areas before making an offer, and sellers have no obligation to go looking.

02

Mud tubes and damage are easy to miss

Termite workings can look like a smear of dirt on a pier, a crack in a bearer or a small blister in paint. Recognising them takes practice and a torch.

03

Landscaping hides the trail

Mulch, sleepers, raised garden beds and paving laid against the slab all create the sheltered, damp conditions termites prefer, and they make the termite management system impossible to inspect.

04

Old treatments, no records

A drilled slab or a chemical barrier from a previous owner tells you a treatment existed, not that it is still effective. Without documentation, buyers are relying on assumption.

Understanding the property

What we look at, and why each area matters.

Every area below is assessed where it can be safely and lawfully accessed. Anything that cannot be reached is listed in the report, with the reason, rather than glossed over.

01

Termite management system

Where a barrier, baiting system or chemical treatment is present, we record what is visible and whether it appears intact and inspectable.

02

Subfloor & piers

Timber bearers, joists, ant caps, packing, formwork left in place and any termite workings or shelter tubes.

03

Roof void

Trusses, battens, valley boards and any timber in contact with masonry or damp.

04

Interior timbers

Skirtings, architraves, frames, flooring and cabinetry where visible, with attention to hollow sounds and staining.

05

External timbers

Posts, eaves, fascia, barge boards, verandah structures, steps, decks and fences attached to the building.

06

Grounds & drainage

Soil levels against the slab, garden beds, irrigation, retaining walls, tree stumps and drainage fall.

Our process

Six steps, no surprises.

From the first enquiry to a written report — what happens at each step, and what you receive at the end of it.

01

Tell us about your property

Share the address, property type, size and anything you already know — contract dates, access notes, or concerns from an open home.

02

Choose your inspection

Building, timber pest, or both combined. We will tell you if a different scope would serve you better before you book.

03

Confirm scope and access

We confirm what will and will not be inspected, how the property will be accessed, and the confirmed price in writing.

04

On-site assessment

A visual, non-invasive inspection of the safely accessible areas within that scope, documented as we go.

05

Receive written findings

A written report setting out what was observed, where it was observed, and what it may mean for you.

06

Understand next steps

Recommendations are ranked by significance, with any item that needs a licensed trade or specialist called out clearly.

Why choose us

Condition information you can act on.

Independent, locally based and documented in writing — so the findings hold up when you take them to your solicitor, your agent or your builder.

  • Know whether there is visible evidence before you buy
  • Understand the condition and inspectability of any existing termite management system
  • Document risk factors that negotiation can address
  • Get a defensible written record for a vendor or buyer conversation
  • Set a sensible re-inspection interval for ongoing protection

Who should book

  • Buyers in the cooling-off or due diligence period
  • Owners in high-pressure termite areas such as older suburbs with mature gardens
  • Owners who have never had the property inspected
  • Anyone who has found swarming termites or discarded wings
  • Property managers arranging periodic inspections for owners

If you delay

The cost of finding out later.

  • Termite damage is typically excluded from home insurance policies.
  • Structural repair following termite damage can be extensive and disruptive.
  • Damage can progress between exchange and settlement.
  • A missed termite management system defect can void future treatment warranties.
  • Buying without an inspection transfers the risk of concealed damage to you.

These are general risks of proceeding without an inspection, not predictions about any particular property.

What our customers say

I found Gary online and required a B&P within a short time frame. Not only did he provide a detailed report and was able to clarify concerns I had, but gave me strong advice which would've saved me a massive headache down the track…

My partner and I had Gary do a pre-purchase pest and building inspection, and he was fantastic. He took the time to explain everything clearly.

FAQs

Termite Inspections — common questions

Still unsure whether this is the right inspection for your situation?

0412 686 581

From $275 for a unit or townhouse and from $330 for a double-storey or split-level home, with large and rural properties from $450. The confirmed price depends on size, construction, access and scope, and is provided in writing.

New builds have different risks — landscaping, retained formwork, site fill and incomplete barrier documentation. A timber pest inspection is still worthwhile, and it establishes a baseline for later comparisons.

Sometimes, based on the appearance of workings and damage, but not reliably. We report what is visible and whether there are indicators of current activity, and recommend specialist assessment where it matters.

Yes, where the contract allows. Auctions generally provide no cooling-off period, so any inspection needs to be completed before the fall of the hammer.

We record trees and stumps in the immediate area as a risk factor. We do not inspect neighbouring land.

Next step
