Overview

What this inspection actually is.

It covers the things a walk-through does not: the roof void, the subfloor, the roofline, drainage fall, movement in masonry, window and door operation, and the condition of wet areas where they can be seen without dismantling anything.

It is not a warranty, and it is not a renovation quote. It is an independent, documented opinion of condition on the day — written so that you can decide what matters to you and what to ask the vendor about.

  • Written report with findings
  • Photographed where useful
  • Price confirmed in writing
  • Locally based inspector
What we look at

Photographed where it matters.

Roof voids, subfloors, wet areas and access points. These are ordinary findings from our own inspections — documented rather than described.

Inspector entering a subfloor through an access hatch
Inspector checking a wall and floor junction inside a house
Inspector checking an external access point on a brick home
Inspector checking a doorway and adjacent wall for movement
The problems we solve

What you notice is the smallest part of the problem.

Property defects behave like an iceberg. The part above the surface is a stain, a crack or a musty smell. The part below is where the cost actually lives — and it is only found by looking systematically.

Above the waterline

What buyers ask us about
  • Presentation hides condition
  • Water always leaves a trace
  • Movement is not always structural
  • Unapproved work
The waterline

Below the waterline — what an inspection looks for

01

Presentation hides condition

Fresh paint, new floor coverings and staged furniture are designed to make a property feel finished. They also make it harder to see movement cracks, damp staining and repairs that were never completed properly.

02

Water always leaves a trace

Failed waterproofing, blocked downpipes, overflowing gutters and poor site drainage show up as staining, efflorescence, swollen skirting and musty subfloors. Finding them early changes the conversation.

03

Movement is not always structural

Cracking can mean anything from normal settlement to footing failure. A visual inspection records the pattern and width, and recommends engineering assessment where the evidence warrants it.

04

Unapproved work

DIY renovations, converted garages, added carports and altered wet areas often lack documentation. We note what appears altered; confirming approval status sits with the certifier or council.

Understanding the property

What we look at, and why each area matters.

Every area below is assessed where it can be safely and lawfully accessed. Anything that cannot be reached is listed in the report, with the reason, rather than glossed over.

01

Site & drainage

Ground levels against the slab, surface water fall, retaining walls, paths, driveways and evidence of poor drainage.

02

Roof exterior

Roof covering condition, flashings, valleys, gutters, downpipes, fascia and barge boards, viewed from ground level or where safely accessible.

03

Roof void

Where safely accessible: framing, sarking, insulation, evidence of leaks, pest activity or unauthorised alterations.

04

Subfloor

Where safely accessible: footings, piers, bearers, joists, ventilation, moisture and bracing.

05

External structure

Walls, cladding, brickwork and mortar, articulation joints, windows, doors, awnings, decks, balconies and stairs.

06

Interior

Ceilings, walls, floors, skirtings, cornices, doors, windows, stairs, cabinetry and visible wet area finishes.

Our process

Six steps, no surprises.

From the first enquiry to a written report — what happens at each step, and what you receive at the end of it.

01

Tell us about your property

Share the address, property type, size and anything you already know — contract dates, access notes, or concerns from an open home.

02

Choose your inspection

Building, timber pest, or both combined. We will tell you if a different scope would serve you better before you book.

03

Confirm scope and access

We confirm what will and will not be inspected, how the property will be accessed, and the confirmed price in writing.

04

On-site assessment

A visual, non-invasive inspection of the safely accessible areas within that scope, documented as we go.

05

Receive written findings

A written report setting out what was observed, where it was observed, and what it may mean for you.

06

Understand next steps

Recommendations are ranked by significance, with any item that needs a licensed trade or specialist called out clearly.

Why choose us

Condition information you can act on.

Independent, locally based and documented in writing — so the findings hold up when you take them to your solicitor, your agent or your builder.

  • Understand the property's condition in writing rather than from impressions
  • Identify defects worth negotiating before you are committed
  • Separate urgent safety items from ordinary maintenance
  • Know when a specialist — engineer, plumber, electrician — should be engaged
  • Have a documented baseline for future maintenance planning

Who should book

  • Buyers under contract or preparing an offer
  • First home buyers unfamiliar with construction types
  • Owners of older homes planning renovation work
  • Sellers wanting to understand condition before listing
  • Investors assessing maintenance liability

If you delay

The cost of finding out later.

  • Significant defects found after settlement become the buyer's cost.
  • Safety issues such as damaged stairs, balustrades or electrical fittings may need prompt action.
  • Renovation defects can be more expensive to rectify than original construction.
  • Maintenance that has been deferred compounds over time.
  • Auction purchases generally leave no opportunity to inspect afterwards.

These are general risks of proceeding without an inspection, not predictions about any particular property.

I found Gary online and required a B&P within a short time frame. Not only did he provide a detailed report and was able to clarify concerns I had, but gave me strong advice which would've saved me a massive headache down the track…

Duration depends on the size, age, construction and access of the property. We confirm an expected duration when we book, and we do not rush an inspection to fit a schedule.

No. We report condition. The purchase decision, and how much risk you are comfortable with, is yours. Where a finding needs specialist input, we say so.

Yes. A pre-renovation inspection is useful for understanding existing condition before work begins, and for identifying items that will need attention as part of the project.

Yes. Practical completion and pre-handover inspections are available and are discussed with you in advance so the scope matches the stage of construction.
