01Visual, non-invasive inspection
Our inspections are visual and non-invasive. We do not cut openings, remove linings or floor coverings, dismantle components, or disturb the building. Inspections are carried out within the scope agreed in writing before the inspection.
02Access
Coverage depends on safe access. Roof voids, subfloors, roof exteriors and concealed areas may be inaccessible due to height, stored goods, sealed hatches, unsafe conditions or building construction. Where an area cannot be accessed, the report states that clearly.
03Building inspections
A building inspection assesses accessible building elements for significant defects, safety concerns and maintenance items. It is not an engineering assessment, structural certification, compliance assessment, or a test of plumbing, electrical, gas or air-conditioning systems. Asbestos identification and testing are excluded.
04Timber pest inspections
A timber pest inspection is a visual assessment for evidence of termites, borers and fungal decay, and for conditions conducive to timber pest activity. It does not guarantee that concealed timber pests or damage are absent. Treatment is not included and is provided separately.
05No warranty
A report describes conditions observed on the day of inspection. It is not a warranty, guarantee or insurance against concealed defects, future defects, or future pest activity.
06Specialist referrals
Where a finding requires specialist assessment — structural engineering, plumbing, electrical, waterproofing, asbestos or licensed timber pest treatment — the report identifies that need. Engaging those specialists is the client's responsibility.
07Report use
Reports are prepared for the client named on the report. They may not be relied upon by other parties without our written consent.
08Payment and cancellation
Payment terms are confirmed at booking. Where an inspection is cancelled or access is not available at the agreed time, a fee may apply to cover attendance and scheduling. Any such terms are confirmed with you in writing before the booking.
09Standards
Where an Australian Standard is referenced in a report or on this website, it describes the scope of the assessment performed. We do not claim accreditation to a standard unless it has been confirmed for the specific service you have booked.
