Most expensive property problems start as cheap maintenance items. This checklist covers the checks that make the biggest difference to long-term condition and timber pest risk.
It is general guidance for homeowners, not an inspection. Where something looks wrong, have it assessed rather than monitored indefinitely.
Water: the root of most defects
- Clear gutters and check downpipes discharge away from the footings.
- Check the fall of paths, paving and garden beds away from the slab.
- Fix dripping taps and leaking shower roses promptly.
- Look for efflorescence, staining or damp patches on masonry and ceilings.
Subfloor ventilation
- Keep subfloor vents clear of soil, mulch and stored goods.
- Check that the ground under the floor is dry after rain.
- Look for sagging bearers, moisture staining and termite workings.
Timber and pest risk
- Keep firewood and stored timber away from the dwelling.
- Avoid timber in direct contact with soil — sleepers, edging and posts.
- Check fences and pergolas for damage and activity.
- Keep a current timber pest inspection on file.
Roof and exterior
- Check flashings, valleys and ridge capping after storm events.
- Look for corroded fixings, particularly near the coast.
- Seal gaps around penetrations, doors and windows.
- Maintain external paint, seals and decking.
Key points
- Water management prevents most serious defects.
- Ventilation is as important as drainage.
- Keep timber away from soil and the building.
- Maintain a periodic timber pest inspection.
This guide is general information for property buyers in NSW. It is not a building inspection, pest inspection, professional diagnosis or legal advice. A visual inspection cannot guarantee the absence of concealed defects.
