Every inspector will tell you they are thorough. These questions help you tell the difference before you book, rather than after you have read a two-page report.
Good answers are specific. Vague answers, or answers that promise guarantees no visual inspection can give, are worth noting.
Scope questions
- What exactly is included, and what is excluded?
- Will you enter the roof void and subfloor if safely accessible?
- How do you report areas you could not access?
- Is the report written for this property, or is it a standard template?
Qualification and insurance
- What qualifications and licences do you hold?
- Do you carry public liability insurance?
- Do you carry professional indemnity insurance?
- Can I see a sample report before booking?
Practical questions
- How long will the inspection take?
- When will I receive the report?
- Can I speak to the inspector after I have read it?
- What happens if you find something significant on the day?
Questions about limitations
A good inspector will volunteer what a visual inspection cannot do. If you are told an inspection guarantees a property is defect-free, that is not an accurate description of a visual, non-invasive assessment.
Key points
- Ask about scope and access before price.
- Ask what the report cannot cover.
- Request a sample report.
- Be cautious of guarantees a visual inspection cannot support.
This guide is general information for property buyers in NSW. It is not a building inspection, pest inspection, professional diagnosis or legal advice. A visual inspection cannot guarantee the absence of concealed defects.
